Guardian Quote of the Day: “Never travel faster than your guardian angel can fly.” – Mother Teresa

Possible Game Show Answer: Play-Doh started out as a wallpaper cleaner before the head of the struggling company realized the non-toxic material made a good modeling clay for children. And of course this blog would not be complete without some fun Play-Doh facts

This Week in Economic History: It was on April 22nd, 1889 when the cannons sounded at exactly 12:00 noonand thousands of settlers rushed into what is now Oklahoma to claim cheap land previously set aside as Indian Territory. (*I imagine it looked very similar to the Walmart by my office opening on Black Friday.)

Wuss’up This Week: There isn’t much happening today (Durable Goods Orders) and tomorrow (Jobless Claims and Pending Home Sales) that can impact interest rates, but on Friday another slew of inflation reports. If you remember, it was a few weeks ago when a few bad inflation reports were released that caused rates to jump up. We all need to collectively pray to the rate gods that it doesn’t happen again on Friday.

Interest Rate Update: Today we find a conforming 30yr fixed rate in the upper-6s for loans at $250k or less, and from $251k-$766k they can be found in the low-to-mid-7s. For jumbo loans (*over $766k) they can be found around 8% for a 30yr fixed, and in the mid-7s for a 7yr ARM. As usual rates will vary based on type of home, equity in the home, your credit score, if you’re a first-time homebuyer, and if you like cooking tips

Don’t forget to Remember: Any purchase or refinance that closes with me I will waive $450 in lender fees! Grab yourself a cup of instant karma and pass my info along to any friends, family, coworkers, or people that like renovations that can use this gift.

Guardian Quote of the Day 2: “The gender neutral term for sugar daddy is glucose guardian.” – @localEmoMom

Timeout for Trivia: Congrats to those who guessed Jason Momoa last week!

Want to be entered into a drawing to win a Got Any Grapes? T-shirt. Simply email me the answer to this week’s Who Am I? question. Good luck: Sing me Happy Birthday, Mortgage Fans – or heck, I can do it myself. Do you remember when I got my start on a show that could be renamed Yankee Icon? That was 22 years ago, and during that time I have never been the answer to the question in Barry’s Blog – I’ve been waiting for a moment like this for a long time, in fact it’s all I ever wanted. Besides singing, I like to act – do you remember my horrible, horrible movie in 2003 with a dude named Justin? Yeah…. That’s about it for my movies, but I do appear on TV – I’ve got my own daytime talk show that I’ve won an Emmy for, if you don’t like that show you could’ve turned on my prime-time show (2018-2021, 2023) and heard my voice too.”

The Adieu Mortgage Haiku:

We need guardians

To protect us from these rates

They will by August.
