Hey Mortgage Fans!

Yesterday Quote of the Day: “Glorify who you are today, do not condemn who you were yesterday, and dream of who you can be tomorrow.” – Neale Donald Walsch

Today in Economic History: It was on this date in 1933 when Nellie Taylor Ross was named the head of the U.S. Mint – the first woman to hold that position. If that’s not impressive enough, she would later go on to become the nation’s first female governor. Here’s a true or false question to start your day, Mortgage Fans: The expression ‘Whoa, Nellie’ was created after her as well. Your answer here:

Wuss’up This Week: Maybe I should title this ‘What’s not up this week’ because lots of fun stuff going on. Today the Fed meets and will most likely bump rates a quarter just to show how powerful they still are. The good news is that they are already starting to talk about cutting rates in 2024 – seems like every election year, regardless of who is President, rates come down. In the meantime, this week is all about Jobs as we have the ADP Employment Report today, tomorrow Jobless Claims, and Friday’s biggie the Nonfarm Payrolls for April (180k expected). If these reports come in good for the economy you’ll see rates tick up, and vice versa if the numbers disappoint.

Interest Rate Update: Today we find a conforming 30yr fixed (*that’s for any loan at $726k or less) ranging from 6.50% – 7.0%, and jumbo 30yr fixed (*over $726k) at roughly the same. ARMs are still not there, I think by the fall – like the Chicago Bears – they will be surprisingly good. As usual rates will vary based on type of home, equity in the home, your credit score, and if you liked Mr. Toad’s Wild Ride

My Tres de Mayo Special: For any purchase or refinance loans that close with me I will waive $450 in lender fees! Grab yourself a cup of instant karma and pass my info along to any friends, family, coworkers, or coslackers that can use this gift!

Possible Game Show Answer: Psycho was the first movie to show a toilet flushing.

Yesterday Quote of the Day 2: “If you are the one who stole my computer yesterday, please disregard the folder labeled, ‘Nature photographs.’ Thanks.” – @michaelianblack

Timeout for Trivia: Congrats to those who guessed Pearl Jam last week!

Good luck: “An anagram for my name is ‘You Beat Grime’, and it was on this date in 2002 my movie was released where I beat crime! I played a superhero in it as well as the two sequels (2004 & 2007) that followed. At 5’8 I’m not the tallest guy in the world but definitely too tall to be a horse jockey, right? Well, I did – I rode a horse whose name will make you think of water and a baked bread. Did you see The Queen’s Gambit on Netflix – it got rave reviews! But uh… I wasn’t in it. I did star in a chess movie though back in 2014 that got mediocre reviews. Oh, the sacrifices I make for acting.
