Today in History: It was on this date in 1938 when the Salvation Army created National Doughnut Day which is celebrated annually on the first Friday of June. It was created in the Chicago branch of the Salvation Army to honor the ‘Doughnut Lassies’ who served treats to the soldiers during World War I. Hey, speaking of doughnuts, here’s a guide to Chicagoland’s best.

Wuss’up This Week: I don’t know why but I feel like this is our week, Mortgage Fans. Lots of jobs reports starting with today’s ADP Employment Report, tomorrow’s Jobless Claims, and then Friday’s biggie the US Employment Report for May (expected 125k new jobs. My prediction 77k new jobs. And yes, I base this solely on the fact that the pancake restaurant near my house shut down). If the numbers for employment come in low you’ll see rates drop, and vice versa if the numbers exceed predictions.

Interest Rate Update: Today we find both conforming 30yr fixed (*loans under $806k) and jumbo 30yr fixed (*over $806k) in the high-6s/low-7s. I do have some ARMs in the low-to-mid 6s but they come with a prepayment penalty and I’m not a huge fan of that when we’re on the cusp of a refinance season. As usual rates will vary depending on type of home, equity in the home, your credit score, and if you like before and after dog pics.
