Pillows! Same Rates! Candy Bars!

Today in History: It was on this day in 1999 when The Blair Witch Project debuted in U.S. theaters. (*In 1995 my brother called me on the phone and said, “I just tried French Toast Crunch cereal and it’s going to rock your world. It was a spinoff of General Mills’ Cinnamon Toast Crunch - one of the top 3 greatest cereals ever made. I asked him, “Is it better than Cinnamon Toast Crunch? His reply” “Better!” I remember purposely skipping lunch that day so I could pig out on this at dinner. After my first couple of bites I wanted to throw up both physically and mentally. It was disgusting and honestly one of the biggest letdowns of my life. Why do I bring this tragedy up? Because it ranks right up there with the extremely overrated Blair Witch Project. People were going NUTS over this movie at the time, and maybe seeing if after all the hype was part of the problem, but IMO just a horribly overrated piece of cinema.)

Possible Game Show Answer: 3 Musketeers candy bars used to come in three flavors: chocolate, vanilla, and strawberry (hence the name!). Unfortunately, it has to be cut down to one during World War II due to rations being too expensive.

Wuss’up This Week: Lots of reports being released this week that can sway interest rates in either direction. Today Fed Chair Powell will announce if they will cut rates (spoiler alert: Nope), tomorrow four inflation reports along with Personal Spending, and on Friday we’ll have the U.S. Employment Numbers for July (expected: 102k new jobs) and the U.S. Unemployment Rate (expected: 4.25%). As usual if these numbers come in good for the economy, we’ll see rates tick up, and vice versa if the numbers disappoint.

Interest Rate Update: Beginning of the year I predicted rates would hit the high-5s/low-6s. In January they were upper-6s, and now halfway through the year they are (drumroll please…..) upper-6s! Just goes to show you the old annoying expression, “The more things change, the more they stay the same.” (*this is true, my waist size went from a 34 to a 36 this year, but my diet of Doritos at night is still the same.) So, for a 30yr fixed we’re mid-to-upper 6s on both conforming loans (*$806k or less) and jumbo loans (*over $806k). ARMs are slowly, slowly making a comeback – they disappeared around Covid and now about a half a point lower than the fixed rates. As usual rates will vary based on type of home, equity in the home, your credit score, and if you like old medical pics.
