Today in History: Happy birthday to the late great Jim Henson, creator of the Muppets. (*Back in the beginning of the internet there was a great website called JumpTheShark.com which listed when shows ‘jumped the shark’ - essentially when they started to go downhill after reaching max popularity. Jon Hein, the creator of this site, wrote that adding a new character to a show mid-stream was always a major reason when shows would make that jump. I bring this up because when I was a very young boy my favorite Muppets were Cookie Monster and Grover, they were always comic relief to whatever Big Bird was preaching that day. I won’t blame Jim Henson for this – although he probably had something to do with it – but a few years after Sesame Street started they created a new Muppet named Elmo – why, I have no idea. He dominated every new skit with his high-pitched whiney voice, and his comedy was just a rip off of what Grover was doing all along. Really ruined the whole Sesame Street experience for me. Anyway, let me shift from my Debbie Downer rant to a link for some fun Muppet facts.

(*ChatGPT gave me that fact, and as a germ freak I’m praying it’s wrong. If it’s correct though, I’m hoping to shed about 8 more pounds of skin before my next high school reunion.)
Wuss’up This Week: Every day reports about our economy are released into the wild, and it’s these reports that can sway interest rates in either direction. Today we’ve got New Home Sales (expected: 650k), tomorrow Jobless Claims, Existing Home Sales (expected: 3.95 million) and Durable Goods Orders, and then on Friday a slew of inflation reports. IMO I think these are the ones that can keep us sustaining (or killing) the rate rally we have had the past few weeks.
Interest Rate Update: Today we find a conforming 30yr fixed loan (*that’s a loan at $806k or less) at anywhere from 5.875% to 6.79% (*big spread, I know) and for a jumbo 30yr fixed (*over $806k) they can be found around 6.50% give or take a little bit. ARMs are .25-.50 less for both. As usual rates will vary based on type of home, equity in the home, your credit score, and if you’ve taken a funny amusement park picture
